Gutter overflowing or downpipe blocked

Debris may be restricting drainage, but persistent overflow can also involve damaged gutters, poor falls, downpipes or stormwater pipes. Use a roof plumber when cleaning does not explain or resolve it.

What to do now

Keep safety first

Stay off ladders and roofs during rain or wind. Observe from a safe ground-level position. Keep clear of wet electrical fittings, sagging ceilings and floodwater; arrange urgent help if water is entering the building.

What could explain it?

  • Debris in gutter or outlet
  • Blocked downpipe or underground stormwater drain
  • Gutter damage or poor fall
  • Drainage capacity or installation issue

These are possibilities to discuss with the professional, not a confirmed cause.

Follow the water path

From the ground, note whether one section overflows or several do, and whether there is pooling beside the house. This helps distinguish gutter debris from a downstream restriction. Do not dismantle downpipes or enter stormwater pits.

Blocked downpipe: the next link in the chain

A clean gutter can still overflow if the outlet, downpipe or connected stormwater pipe is obstructed. Ask whether the visit includes downpipe flow checks and where a drainage plumber is needed. Roof-entry staining belongs in the roof-leak assessment too.

After a clean

Ask for observations or safe photographs of defects and a written description of what was cleared. If overflow returns, seek diagnosis of fall, outlet position or downstream drainage before paying for repeated cleaning alone.

What the professional may do next

  1. Record where overflow occurs
  2. Inspect gutter and downstream drainage
  3. Clear confirmed blockages safely
  4. Repair drainage faults and check flow

Australian cost guidance

Prices checked 25 October 2026. All figures are AUD. These are attributed published examples, not Home Triage quotes or independently verified market averages. Region, access, scope and GST treatment matter. No supplier is endorsed.

Whole-house cleaning guide

hipages publishes $100–$600 for gutter cleaning, with different examples for home size and storeys. This is cleaning guidance, not a quote for drainage repairs. Confirm GST and whether downpipes and debris disposal are included.

Separate drainage repairs

Camera inspection, underground clearing, replacement gutters, access equipment and roof repairs may cost extra. Ask which part of the water path is covered and what triggers additional work.

Before booking

  • Check relevant roof-plumbing or drainage credentials for repair work, and ask how safe roof access will be arranged.
  • Ask what inspection, parts, labour, GST and follow-up visits are included.
  • Get exclusions and approval of extra work in writing.

Tenants should report the problem promptly. Responsibility depends on the cause, agreement, common property and local rules; do not assume the person who notices it must pay.
