What to do now
Stop using a shower that is leaking into the building. Keep away from wet electrical fittings or a sagging ceiling below. Do not remove tiles or open walls to investigate.
Upstairs shower leaking through the ceiling: what next?
Keep people clear of the wet area below. A sagging ceiling or water near a light fitting needs urgent safety assessment; do not stand underneath or touch the fitting. Record which shower was used and when the patch appeared, without running water again to reproduce it.
Ask the first professional to explain how they will distinguish a pipe or waste fault from a shower enclosure or waterproofing problem. Agree any opening-up work and its reinstatement before they start. The eventual job may include separate leak repair, drying, ceiling repairs and painting.
Why two shower repair quotes can be very different
| Scope | What to confirm |
|---|---|
| Silicone or surface joints | What defect was identified, exactly which joints are included, and why this scope is suitable. |
| Regrouting and resealing | Area covered, products, curing time, exclusions and what happens if leaking continues. |
| Supply or waste plumbing | Test findings, access to pipework and who closes walls or ceilings afterwards. |
| Waterproofing or rebuild | Tile removal, substrate condition, membrane work, documentation and reinstatement. |
| Damage below the shower | Drying, ceiling or framing assessment and painting may be separate from stopping the leak. |
A cheap surface treatment and a rebuild are not interchangeable quotes. Ask for the evidence behind the scope before comparing totals.
What could explain it?
- Supply connection or waste leak
- Screen or seal-joint escape
- Damaged waterproofing membrane
- Movement or drainage problems
These are possibilities to discuss with the professional, not a confirmed cause.
Observe without adding more water
Note whether damp appears only after showering, while the shower is unused, or outside the screen. Photograph accessible damage and note any rooms below. Do not keep running the shower to reproduce a leak into a wall or ceiling.
Resealing or rebuilding?
A new silicone joint may address a confirmed surface gap, but it does not replace a failed membrane or repair a pipe. Ask what evidence supports the proposed treatment, what it excludes and whether an unsuccessful surface repair leads to extra charges.
Licensing and scope
Check plumbing and waterproofing credentials for your state. QBCC identifies waterproofing as regulated work in Queensland; that does not establish identical rules nationwide. Separate leak diagnosis, repair, tile removal, membrane work and reinstatement on the quote.
What the professional may do next
- Identify when the leak appears
- Separate plumbing faults from enclosure leakage
- Agree testing and access before work
- Repair the cause and assess drying or restoration
Australian cost guidance
Prices checked 1 November 2026. All figures are AUD. These are attributed published examples, not Home Triage quotes or independently verified market averages. Region, access, scope and GST treatment matter. No supplier is endorsed.
Melbourne surface-work example
The Seal Guys advertises silicone replacement from $450 + GST, shower-base regrouting/resealing from $650 + GST and two-wall work from $1,250 + GST. These are one supplier’s starting prices, not a national range or a price to fix every leak.

If plumbing or the membrane has failed
Ask for a separate diagnosis and repair quote. Confirm tile removal, waterproofing, drying, damaged framing and reinstatement; surface-work prices do not establish those costs.
Before booking
- Confirm the plumber’s licence and, if waterproofing work is proposed, the relevant waterproofing credentials for your state.
- Ask what inspection, parts, labour, GST and follow-up visits are included.
- Get exclusions and approval of extra work in writing.

Tenants should report the problem promptly. Responsibility depends on the cause, agreement, common property and local rules; do not assume the person who notices it must pay.
