Water leak: finding the source and agreeing the repair

A wet wall, ceiling stain or unexplained water use needs investigation before a repair is chosen. Start with a licensed plumber for suspected supply or waste leaks; rain-related entry may need a roof plumber or building specialist. Keep clear of wet electrical fittings and unstable ceilings.

General guidance, not an inspection or diagnosis. Repair advice has not been independently reviewed by a tradesperson. How these guides are prepared.

What to do now

Treat this seriously

If safe, shut off the affected fixture or the property water supply. Keep water away from electricity and do not open walls containing services.

The timing helps describe the leak

Clues to record without reproducing damage
Pattern noticedTell the professional
After rainRain timing, affected room and accessible photos. Water can travel before appearing indoors.
After shower or appliance useWhich fixture was used and the delay before damp appeared. Stop using a leaking fixture.
Continuous water or unexpected meter useWhether water-using appliances were operating and whether the source is visible.
Damp without an obvious water flowWhether condensation, staining or a musty smell accompanies it. Do not assume a hidden pipe has failed.

For shower-related damage, read the leaking-shower scope guide. Rain-related ceiling water may need the roof-leak guide. Persistent low-level wall damp also has a separate moisture investigation guide.

Can a water-meter reading help?

If you have your own safely accessible meter and there is no urgent active leak, your water provider’s instructions can help check unexplained water use. Sydney Water describes comparing readings during an hour without water use. Record the times and readings, and account for appliances or irrigation.

A changing reading can support investigation of water use or a supply leak; it does not locate it. An unchanged reading does not rule out rain entry, waterproofing failure or a leak that happens only during use. Shared meters need coordination with the manager. Do not delay urgent help to perform a meter check.

Common causes

  • Failed pipe joint or fitting
  • Burst flexi hose
  • Hidden wall or slab leak
  • Fixture, appliance or waterproofing leak

The exact cause cannot be confirmed from a symptom alone. The first professional should inspect before repair work is authorised.

What the professional may do next

  1. Stop or isolate water if possible
  2. Identify whether the meter still moves
  3. Locate the leak
  4. Repair and assess water damage

Australian leak-detection cost guidance

Prices checked 1 November 2026. AUD; this Sydney service example is not a national average. Confirm eligibility, GST treatment and your written scope.

Sydney Water’s WaterFix Concealed Leaks service lists $450 for the first investigation hour and $130 per additional half-hour. It lists a $260 attendance charge where the leak is obvious or none is found, which may replace the first-hour charge. Repairs are extra, and appointments outside standard hours can attract a surcharge.

Separate three parts of the quote

  1. Investigation: time allowed, equipment, access limitations and what report or marked location you receive.
  2. Repair: the fault to be fixed, parts, labour, testing and approval of variations.
  3. Reinstatement: opening and closing walls, excavation, drying, flooring and painting.

Ask what you pay if the first visit does not locate the leak, and whether further investigation needs fresh approval. Compare inspection and repair quotes separately →

Who may be responsible?

Owner / landlord / strata

Responsibility depends on whether the failed pipe or waterproofing is private property, common property or part of a rental.

Tenancy, strata, insurance and boundary responsibilities vary by circumstance and state, so confirm responsibility before non-emergency work where practical.

Questions to ask before hiring

  • Are you appropriately licensed or registered for this work in my state?
  • Does the quote include call-out, labour, parts/materials, GST and disposal?
  • What is excluded from the quoted scope?
  • If you find additional damage, will you get approval before doing extra work?
  • What workmanship or product warranty applies?

Describe when and where water appears

Note whether the water appears after rain, when a fixture is used or continuously. Record the room, visible staining and when it began. Do not open walls or move electrical equipment to find the source.

Choose an investigation before a repair

Ask a leak-detection plumber what the investigation covers, whether access or testing is separately charged and how findings will be explained. A damp patch alone cannot confirm which pipe or building component has failed.
